Who are the companies holding commercial property mortgages?
The media is full of stories saying the next foreclosure wave will be commercial properties. Who carries those mortgages? Fannie/Freddy/REITS?
The Dec issue of Money says “buy REITS” but I’m thinking that Reits will get killed when commercial properties fail, am I right?
Where is the buying opportunity here?
There are lots of companies that lend and purchase commercial mortgage notes.
Fannie Mae and Freddie Mac are residential buyers of mortgage notes. They would not be in the business of purchasing commercial mortgage notes.
Companies that lend and purchase commercial mortgage notes are insurance companies, pension funds, REITS, private investors.This is just a partial list I am sure there are others that lend and purchase commercial mortgage notes. These companies or individuals are not normally known to the public.
You might attempt to google mortgage note purchasers or lenders to see if you are able to obtain a few leads this way.
