Have bought a static caravan to site on our own land, but cannot get insurance cover?

Our current home insurers say that if we site a caravan for letting, our home insurance will be invalid. Have tried many insurers and none will offer house insurance with additional public liability for letting caravan. Business insurers say they don’t cover.. Caravan insurers say “only if on licensed park” There MUST be someone out there who has a static caravan sited on land adjacent to their home and who knows how to ensure that their home and their visitors are covered by insurance! Help!

OK, this is bizarre. By Caravan, do you mean “camper”? You’ve bought a camper, you want to rent it out?

You can buy the coverage for the camper itself, through Foremost or American Century – go to a local, independent agent, and ask if they’ll do that. But the LAND it’s on, will need a general liability policy, which will run you $750, minimum premium, IF there’s no pool or lake.

Start with the agent that writes your house insurance, and if they can’t do it, you’ll have to move your business to an agent that CAN do it all – including the “good stuff”, your house and car insurance. If you call an agent, and ask them to write the junk – the rental camper and a stand alone CGL policy, they’ll tell you no – too much hassle, not enough commission to cover the time investment.

Do you also want insurance cover for the static caravan?

If so, the best approach is probably going to be to find one broker/insurer that can cover both aspects. Some brokers have delegated authority to underwrite home insurance and have more flexibility than traditional insurers.

You may be able to get a local broker (pick a big independent one) to issue a home policy which can be extended to cover the liability of “business visitors” (i.e. those renting your caravan).

Alternatively, start with a specialist static caravan insurance broker like K. Drewe Insurance Brokers Limited – Tel: 0845 4 56 57 58 – mail@kdib.co.uk and see if they can provide both van and home insurance.
