How do I increase the number of loans that I do each month? Where do I get leads from?

I have only been in the industry seriously for about 6 months. I have closed 2 loans and I am down to my last loan for this month. I am a hardworking individual who believes in getting the job done. I just don’t know where to start. The other loans were handed to me, but I did all of the work and the follow-ups. How do I keep the lans consistently coimng?

    If you are talking about mortgage loans. Call up adds in the newspaper for we buy houses. Real estate investors are the best people to work with. If you create a good realtionship with an investor he will bring several houses to you a year, opposed to a regular home-buyer; who just buys one house a couple times in their life.

    What are you doing to prospect for new clients? Have you established a relationship with a few REALTORS? Do you have a website?

    Offer to help agents sit open houses. This is a great way to help the agent by pre-qualifying the buyer’s who visit the open house.

    I’m assuming you’re a loan officer…

    I’d reccommend networking with people who can give you the most leads (Realtors) Take them golfing, to lunch, etc., And, more importantly give them leads as well.

    I’m also a big fan of direct mail… Try sending postcards to apartment complexes.

    Look in the newspapers for people getting promoted or moving into town, they’ll probably be buying houses.

    If you have a major employer in your area get to know someone in the HR department, try and work out a deal where you give any of their employees a rebate on closing costs if they use you.

    Those are some ideas I’d try.

    buying leads are crap nowadays – trust me I know. Develop personal relationships with agents, etc.

    I would start by asking your broker how you can get leads because if you work for him/her, they should be providing leads or at least show you how to get them since you are new to the business. If they aren’t willing to help you, I would say find another company to work for where they are more willing to help new loan officers get started.

    I’m a Realtor and to me, the cheapest way for anyone in this field to keep business coming is word of mouth. You cant be shy because a closed mouth doesn’t get fed. You have to network, network, network. Always have your business cards with you and pass them out to everyone you lay eyes on. Come up with a phrase and walk up to people at places like at the grocery store, hair salon, nail salon, gas station, church, school, events, etc introduce yourself and give them your card. Tell them you will give the a referral fee for referring people to you. Also, get your picture on your cards so they can remember your face. Some loan officers even get magents stuck to their business cards so people can hang them on their refrigerators for future reference.

    Also, get cool with some title companies. They can give you leads of people who may want to refinance.

    Next, I would say get very acquainted with a few Realtors because they will be your best friends. Once you establish a relationship with them, start planning to have a home buyers seminars with you and them as the speakers. Put an ad in the newspaper or go to local Church’s with flayers advertising a home buyers seminar. Also, do open houses with Realtors to get your phone ringing.
