My fiance and I trying to buy a foreclosure. What are some lenders that offer mortgages for about $25,000?

We’ve found a house that we want that’s going through foreclosure and the balance of the loan is $25,000? Most lenders start at $50K or $100K. The lowest I’ve seen so far is $30K. Are there any out there that will lend such a small amount?
